Do I need a conveyancer?

Buying and selling commercial buildings either office buildings, industrial building, retail complexes or a combination of these, can be tricky and very involved.  It requires the assistance of lawyers with expertise in these areas and Betar Lawyers can offer this to you.

We have acted on the conveyance of commercial buildings in Sydney CBD, Lane Cove, Parramatta, Newcastle, Dubbo, Bathurst, throughout the New South Wales and also industrial estates in Derrimut, Victoria.  We can help you assess your legal risk with the often tricky land transfer and providing detailed due diligence.

Things to consider in due diligence include:

  • Land title
In New South Wales, a lot of commercial land has remnants of Old Systems Title which we are versed in, including Torrens Title and Strata Title.
  • Commercial Leases
If buying or selling, consideration must be given to the terms of any leases, if these are registered on title, a full assessment of the terms in each agreement.
  • Service Agreement
Elevators, fire services, cleaning and building management are all based on contract and a review of these documents is required to understand the extent of the legal obligation owed.
  • Insurance
Terms and conditions placed on insurance policies are often one sided, in favour of the insurance company, and your potential exposure must be understood.
